The four-acre block at 2500 Cedar Springs Road could become one of Uptown’s biggest changes in years. Lincoln Property Company’s planned Springs District would bring three towers and roughly 1.4 million square feet of development to the streets around The Crescent.

That is an enormous amount of new activity for a block bounded by Cedar Springs, Fairmount, Routh and Howell. Offices, apartments, hotel guests, restaurants and a public plaza would all share the site. For this part of Uptown, there is plenty to be excited about.
The Dallas Business Journal reported October 7 that Lincoln is moving ahead with the development. Its office tower, called 28Hundred Fairmount, is being marketed with approximately 511,000 square feet of workspace.
According to the project’s current website, the broader plan includes 234 apartments, a 190-room Proper hotel with 82 branded residences, and about 25,000 square feet of retail. Those figures have shifted slightly between project materials, but the scale is clear.

A new gathering place on Cedar Springs
The plans call for two acres of programmed outdoor amenity space. Lincoln describes a public plaza connected to the surrounding streets, with room for community events and markets. Parking would go underground.
That is the part worth watching closely. New restaurants and shaded places to sit could give neighbors a reason to walk through the block, linger over lunch or meet friends after work. How those spaces actually connect to the sidewalks will matter long after the renderings come down.
Skidmore, Owings & Merrill is the architect, with landscape design by OJB. Dallas Proper adds another big design name: Kelly Wearstler, who is handling its interiors. Proper describes a 34-story hotel-and-residential tower with three restaurants, rooftop amenities, a wellness center and a private club.
The schedule still needs watching
Lincoln’s website continues to describe the district as being in pre-development. The Business Journal’s public preview cites a groundbreaking target by early 2028, while Proper’s website still advertises a 2029 opening for its hotel and residences. Those are announced targets, not a confirmed construction schedule.
For now, the project deserves a prominent place on Uptown’s watch list. A full block of new places to work, live, stay and spend an evening could have a substantial effect on the neighborhood around it.
